What the heck are 4 Point and and Wind Mitigation Reports? Honestly I wish they weren't even needed. As a home inspector I always feel like I am doing some cheesy up-sell when I try to explain why their insurance company is asking for these reports. So here is an explanation of what these reports are.
4 Point Report - This is a report that most insurance companies require you to provide them to get a quote when a home is typically 25 years old or older. Think of it as a mini-home inspection. This mini-home inspection (aka 4 Point Report) gives the insurance company a closer look at the Electrical, Plumbing, HVAC and Roofing systems of the home. They want this closer look to see what type of risk they are taking on these systems based on the fact that the home is older. This report it is a requirement by the insurance providers.
Wind Mitigation Report - This report is very simple. It gives the insurance company a detailed look at how your home will stand up to wind damage aka hurricane damage here in Florida. This is the most under used money saving tool and I will never understand why anyone that owns a home wouldn't get this done. The cost for the report is nothing compared to the savings. Again it sounds like an up-sell but it isn't. You will typically save between $200 to $500 dollars a year (That's every year) on your home insurance by turning in this report. On newer homes these deductions are usually already built in, but not always so make sure you ask your insurance provider.
