Don't assume that because a house is new there aren't going to be any issues. New Construction homes can have more problems than an older home that has been maintained over the years. When homes are being constructed there are many different hands that touch the home as it is being built. Contractors, Sub Contractors and their workers. We are all human and mistakes happen. Here are some examples of findings I see in New Construction, some are often some not as much, but all need to be corrected before you close.
No insulation in the attic
Improper electrical connections
Appliances not working or not hooked up
Open electrical junction boxes in attics
HVAC systems not charged
These are just a few of the issues that come up in New Construction inspections. Though the builders will sometimes make it difficult or tell you that you don't need to bring in your own inspector push through the red tape and hire one. Any good builder should be happy to have another set of eyes look over a project for defects. Don't miss the opportunity to bring in your own inspector before you close.
