Thinking about purchasing a home? Can't decide between a brand new home built from scratch just the way you like it or the charm of a vintage older home and all that character? Here are some things to think about.
First off let me start off by saying I love all homes new or old and these are just my opinions. Houses are a work in progress and age doesn't determine whether a home is good or bad maintenance and upkeep do. With that said here are some key things to consider with either purchase.
Older homes do have that charm but with that comes some things you just have to realize is part of the equation. The electrical, plumbing, insulation and other systems of the house are also old. Meaning during inspection there are going to be a lot more call outs than with a new house. Why? Well, over time codes change, rules change and technologies get upgraded. So just realize when you buy an older home it is highly likely that there are things that are going to need to be repaired, upgraded or just plain replaced. With that said you can't beat the charm and character of an older home. There is history there the landscaping tends to be more mature and to me they just have an overall feeling of consistency. Also, though it is no rule of thumb, typically if a house has been around for a long time and hasn't fallen down yet there is a good chance the foundation is decent, it probably isn't in some crazy flood zone and seems to be able to hold up against the trials of mother nature.
Now new homes are for the most part well new, but that doesn't mean they are a problem free solution to home buying. I always suggest anyone buying a new home get a inspection prior to closing. You would be amazed at the things that come up in "New" home inspections. With that said new homes are also a great investment just keep in mind this is a new lot in a new area. The trees are going to be small aka the landscaping hasn't matured yet and you have to hope all the zoning and planning pays off that the homes foundation, flood zone testing and overall readiness for long term longevity pay off. Don't get spooked by that last sentence rigorous preparations are taken prior to homes being built so again though it is no rule of thumb you should be fine. It's just a comparison to a home that has already been around for a while.
