Now that we have covered the first two systems of the home Roofing and Exterior let’s talk about the Garage area. There are several things to keep maintained in the garage and some of them are important safety issues that if left in poor condition could lower the value of your property or cause you some issues.
Vehicle garage door – This is a big one literally and you want to make sure that the springs, supports, rails and seals on this door are in good shape. Most people don’t realize that a garage vehicle door needs maintenance, but if you think about it they are usually the most commonly used doors in the home.
Door opener - Garage door openers last a pretty long time and there are just a few key areas to keep an eye on. One is the photo cells on each side of the door that reverse the door if something is blocking its path from shutting. The other is the pressure auto-reverse that is built right into the garage door opener unit itself. If you have an old opener get it updated to make sure you have the latest safety systems in place.
Occupant door into home – This is another very important door in the garage. Openings between the garage and residence shall be equipped with solid wood doors not less than 1 3/8” thickness, solid or honey-comb-core steel doors not less than 1 3/8” thick, or 20-minute fire-rated doors, equipped with a self-closing device. If your door is not set up like this fix it, it’s a safety hazard.
