Don't make the mistake of thinking you don't need a home inspector because you are building a new home. New homes have just as many (some times more) issues than existing homes. If your builder frowns on or doesn't suggest bringing in your own inspector to oversee the work that has been done this is a sign that you should definitely get a home inspector for the property you are having built.
This is a inspection that everyone building a home should get no matter what. This is your opportunity to have a licensed professional look behind the walls at the plumbing, electrical, structural, insulation of your home! Once the walls are up other than tearing them down you will never have this opportunity again. Tell your builder you want the date of when you can schedule a "Pre-Drywall" inspection for your home. You will be glad you did.
Inspection before final walk through
This inspection you have done several days to a week before the builders "final walk through" of the home prior to closing. This is an inspection of the builders finished product. This is your chance to have a licensed professional find and report on any issues with the home before you close on it. Again tell your builder to give you a date when you can have your inspector come before the final walk through.
1 Year warranty Inspection
Many newly built homes these days come with a 1 year warranty on the home. What is covered under this warranty will vary from builder to builder but this is another inspection you do not want to miss Eleven months into your new home (which will go by fast) bring your inspector back in to the home to make sure all the systems of the home you built are still working the way they should be. If they aren't this is your last chance to have the builder correct them on their dime not yours.
