Is Your Inspector Top Notch?

Make sure the home inspector you hire is on the cutting edge of his or her industry.  Home inspection is a practice that has been around for a long time and it is an integral part of the home purchase process.  Over this time the practice of home inspection has improved greatly with computers, software, digital tools and thermal imaging to name a few.  Some home inspectors are not keeping up with the latest and greatest equipment to give you the best information you deserve and if they aren’t you should hire one that is.

Here are some important questions you should ask before hiring an inspector to make sure you are getting the service you deserve.

  • How is the home inspector delivering a report to you?  Are they using completely outdated and non green practices and delivering it to you printed on paper?  Are they sending you a large PDF file that can end up in your spam folder or possibly not delivered at all due to size limitations of your email provider?  Or are they delivering you the best and latest types of reports in rich html based format with expandable photos, videos and links to other valuable information? 

  • What equipment is your inspector using in the field?  Just a camera?  Do they have a check list?  Are they inspecting all the systems of the home?  Are they using moisture meters, gas detection meters and thermal imaging when it calls for it?  Are they spending at least a few hours going over the property?  If not, you aren’t getting what you are paying for and you should be.

  • How is the inspector taking care of the property they are inspecting?  Do they wear shoe covers on the interior of the home?  Are they careful not to stomp through expensive landscaping?  Do they know how to walk a roof or attic without causing damage to the structure?  Do they make sure the thermostat is set back to the original setting, turn off lights and check that all doors and windows are locked as they were when they entered the property?

Purchasing a home is most likely the single largest investment you will ever make in your life.  Make sure that investment has been properly taken care of with the best inspection you can get.  Make sure your inspector has your homes best interest in mind.
